<p>Single family homes for sale in Rancho Santa that are active, contingent, and pending are at 283. The months of inventory available are at 17.7 months. The median home price is at $2,160,000, which is 2 percent lower than what we saw in February or 2010. Only 14 homes sold in February 2011, which is 7 percent lower than the figures seen in February of 2010.</p>
<p><a href="http://www.1sandiegohomes.com/communities/rancho-santa-fe/" title="Condos in Rancho Santa Fe" target="_blank"><strong><em>Rancho Santa Fe Condos</em></strong></a> and town homes are put together in the report. Today, there are 16 on the market that are active, contingent, or pending at this time. Inventory levels are at 8.7 months. The median price is $550,000, which is the same as February of 2010. In February of 2011, 4 town homes or condos sold which is no different from February of 2010.</p>
<p>From this report, you can see that condos and town homes are doing better than single-family homes. These types of homes seem to be in a good position since the price and amount of sales are the same as one year ago. The inventory is not that bad when compared to single-family homes.</p>

<p>In February, 25 percent more homes sold in Carmel Valley than the figure seen in February of 2010. This is a good sign the real estate market in the area is picking up after the slump in the area. </p>

<p>In February 2011, 30 single family homes sold, which is 25 percent higher than the figure of February of 2010. The median home price of homes that sold in Carmel Valley was $1,000,000, which is 17 percent higher than February of 2010.</p>
<p>At the beginning of March, there were 229 active, pending, or contingent homes for sale in Carlsbad with a 6.9 month inventory. </p>
<p>In February, 15 condos/town homes sold, which is 7 percent higher than the figure seen in February of 2010. The median price was $440,000, which is 13 percent under the figure seen in February of 2010.</p>
<p>At the beginning of March, there were 123 active, pending, or contingent condos or town homes for sale in Carmel Valley with a 6.2 month inventory. </p>
